A home is a major investment. I perform a detailed evaluation of the structure, systems, and components so you understand the property’s true condition before you buy or sell a home. You’ll receive a clear, organized digital report with photos and straightforward recommendations.

Moisture problems and suspected mold require proper evaluation. As a New York State–licensed Mold Assessor, I inspect affected areas, check for moisture sources, and recommend testing when appropriate. You’ll receive a written assessment and clear guidance for proper remediation if needed.

Radon is a naturally occurring gas that can enter homes through the ground, including cracks in floors, slabs, and the foundation. Testing is the only way to know if levels are elevated. I use EPA-approved charcoal canisters and provide a certified lab report with results and clear guidance if mitigation is recommended. Radon testing is also available as a standalone service.

For homes with wells, water quality matters. I collect samples and submit them to a certified laboratory for analysis. Testing is performed through Capital Region Environmental Laboratory in Rensselaer, NY. When results are received, I review the findings with you so you understand any next steps if contaminants are present.
Water testing is also recommended for homes with older plumbing or where the main service line may be lead, even if the property is connected to a municipal water supply.

A flow performance evaluation helps determine whether a well can provide a steady and adequate supply of water to the home. I monitor water volume and pressure over a sustained period, observe how the system responds, and note any signs of delivery issues. Results are documented and included as part of your inspection report or provided as a standalone service when requested.

Thermal imaging helps identify temperature differences that may indicate hidden moisture, insulation gaps, electrical hot spots, or heating and cooling issues. I use infrared technology as part of the inspection process to verify system performance and help detect concerns that may not be visible during a standard visual inspection.

A maintenance inspection helps homeowners track the condition of major systems, plan for upkeep, and identify developing issues early so small problems don’t become costly repairs. This service is ideal for maintaining property value and extending the life of the home’s systems.
