My name is Matthew Williams, a NY State Licensed Home Inspector, NY State Licensed Mold Assessor, Certified Professional Inspector (CPI) certified through International Association of Certified Home Inspectors (InterNACHI) and owner/operator of Aim High Home Inspection Services LLC. I have 4 years of honorable service in The United States Air Force, 3 years as a journeyman plumber, and over 30 years of assisting and doing renovations, remodeling, and repairs. I am always working to improve on what I do and how I do it, that is why I am usually enrolled in a certification course to better advance my knowledge. My main reason to become a home inspector is to help people as I've been doing for many years. I consider myself a professional consultant, not just a home inspector. So, I always encourage clients to attend their inspection. When finding defects in the home , I like to explain the severity of it and what a typical repair or remediation can be. Everything is fixable. The question is how much time and money it takes. Having clients at the inspection, I can effectively communicate my findings and educate clients on the home, which helps them to make the best decision for themselves and their family.
HOME INSPECTION
A home inspection is a visual non-intrusive examination of the home. During the inspection your home inspector will look at the roof and ventilation, plumbing, heating, electrical, structure, exterior walls and ground, basement, attics, crawlspaces, and more. We inspectors focus on safety, operation, and condition of the home. We give a detailed report along with clear colored digital images identifying defects the inspector observed at the time of inspection. The report may offer comments for the client regarding maintenance needs of the home and life expectancies of certain components.
PRE-LISTING INSPECTION
Having the home inspected prior to listing it for sale can give the seller time to make repairs prior to listing, it helps the seller and agent more accurately price the home, and gain credibility with buyers.
RADON TESTING
Radon is a cancer-causing radioactive gas. The Surgeon General has warned that radon is the second leading cause of cancer in the United States, and breathing it over prolonged periods can present a significant health risk to families. Testing is the only way to find out the home's radon level.
WATER QUALITY TESTING
Water quality testing is recommended in any home with a private well or where lead water supply lines are present. All water testing is performed at Capital Region Environmental Laboratory located in Rensselaer New York.
WELL FLOW TESTING
A well flow test is a test to determine if the well has enough water supply for a family of 4 living in the home. This test may also indicate if there are any issues with the well or equipment associated that may need further evaluation by a qualified contractor.
MOLD INSPECTION AND ASSESSMENT
A mold inspection consists of carefully inspecting the home for signs of water intrusion / moisture and do a thorough investigation if mold growth is present. Mold assessment, or a mold remediation plan is a document that identifies mold and serves as a guide for the cleanup project.
A mold clearance inspection is to assure that the mold cleanup has been done correctly and effectively and to confirm the cleanup did not distribute moldy dust and debris into other areas of the building.
