What does a home inspection include?

A home inspection is a visual evaluation of the home’s readily accessible systems and components. It typically includes the site, exterior, structure, roof, plumbing, electrical, heating, cooling, insulation, ventilation, interior, and permanently installed components within the inspection scope. Observed conditions are documented in a written report with photographs and recommendations when appropriate.

A home inspection is not technically exhaustive and does not include concealed or inaccessible conditions, destructive testing, predictions of future performance or remaining service life, determinations of code compliance, or repair cost estimates. Mold assessments, radon testing, water quality testing, well flow testing, and other environmental services are separate from a standard home inspection and are performed only when requested and agreed upon.

Most home inspections take approximately two to three hours, but the duration varies depending on the home’s size, age, condition, accessibility, and any additional services being performed. Larger or more complex properties may require additional time.

Attendance is encouraged but not required. Being present allows you to observe the inspection process, ask questions, and discuss significant observed conditions directly. The written report remains the primary documentation of the inspection.

Inspection reports are generally completed and delivered electronically within one to two days after the inspection. New York State requires home inspectors to provide the written report no later than five business days after completing the inspection.
