Pre-Listing Home Inspections in New York’s Capital Region

Better Information Before You List
Selling a home involves important decisions about repairs, pricing, and property presentation. A pre-listing inspection can help you identify observed conditions before potential buyers complete their own inspection, giving you additional time to consider appropriate repairs and discuss how the findings may affect the listing strategy with your real estate professional.
As with any home inspection, the evaluation is limited to accessible areas and conditions present at the time of inspection. It does not guarantee that every condition will be identified or that a buyer’s inspector will reach the same conclusions.
What a Pre-Listing Inspection Includes
A pre-listing inspection is a visual evaluation of the accessible systems and components of the property at the time of inspection. The inspection generally includes the roof, exterior, structure, electrical, plumbing, heating, cooling, interior, insulation, ventilation, and other installed components within the defined scope. Conditions that are concealed, inaccessible, or outside the inspection scope are not included.
How a Pre-Listing Inspection May Help
A pre-listing inspection can provide useful information before the home is placed on the market. Identifying observed conditions early may give you more time to prioritize repairs, obtain further evaluation or estimates, and discuss pricing and disclosure considerations with your real estate professional. Addressing significant concerns before buyers conduct their inspection may also help reduce last-minute surprises, negotiations, or delays during the transaction.
What You Receive
After your inspection, you will receive a detailed, easy-to-navigate report with photographs and descriptions of observed conditions, along with complimentary access to the Aim High Home Maintenance Checklist app to help you stay on top of routine home care.
